We recently purchased a new home to use as a renter. Our real estate agent told us to purchase and insurance policy from Old Republic to cover anything that could be wrong with the house since it was built in the 80's. An inspector looked at the house prior to our purchase and didn't notice anything with the property. Once the house was occupied by our renter, he noticed that the lights would shut off and stay off for a few hours. Old republic sent an electrician over and he told us that the prior owner had replaced a new breaker on top of a broken buster. He reported back to old republic and they stated that the insurance didn't cover anything that was not installed correctly. We were precise to inform our agent of the policy we needed for the house. We were not sure what work the house had done prior to our purchase so that is why we purchased the insurance. The policy we had was Old Republic Home Warranty Plan. That is what our agent advised us to get. Now, what can we legally do to help cover our out of the pocket expense of over a grand. Is there a policy that anyone would recommend for a rental house. Let me add that we do have home owners insurance but it only covers fires, floods, etc. (Please no unnecessary comments, this is an important question and need real honest advise.) My mum and dad's combined cost of car insurance on their Range rover sport HSE TDV6 (2.7litre) is around 1200. My dad rang up his insurance broker to get a quote on putting me as a named driver, and we got a quote of a total of about 6,000 per year. I know this is a lot of money, however the insurance company says this is because the car is in bracket 19. I was led to believe by my Land Rover dealer that the TDV6 model was in group 14/15, where it was the Supercharged 4.4litre model which was in group 18/19. Is this quote too much for the model car specified? Given i am 20 years old, having held my lisence for around 3 years with no motoring convictions against my name, and having also been a named driver for the best part of 3 years on a Ford Focus. My parents have put me on their insurance plan and today i was given two POI cards-- one for each of their cars. Now, the problem is that I mostly plan to drive my grandmother's car. I am posting this on behalf of my mother in law. She has a car that was damaged at her sisters house (my mother-in-law lived with her sister) during the wind storm Cincinnati had last year. Im going to lay down what happened and I would appreciate your opinion. It started when my 2007 gs eclipse clutch gave out the dealership close to my house wasn't a very professional looking place when it came to their shop they mistreated the cars that where there and had old rusted cars parked in their lot. I noticed that after I had it back the cruise control wasn't working I didn't take it back because of the fear of something worse happening to it. My mom suggested that I get repair by my cousins husband so my mom handed me her cell phone called him and told me to bring it in the morning because he worked all day til 7pm and if i couldn't get to him to leave the key under the plant in front of the garage door (that call was on 6-24-09). I tried to get there early enough (6-25-09) but i missed him and no one was home so I placed the key under the plant and left I told the police officer that I had made a call to him after dropping the key but the phone number to reach him was on my moms cell phone. I thought I did I couldn't remember because I came back a day later for the car. After I walked home I thought id leave it there a day so he could find the problem, since he gets home at 7pm. When I got there on 6-26-09 my car wasn't there and they said they never saw it there so i called the police to see if it was towed it wasn't and the key wasn't there either, police came over and took my statement but on the report he stated that the car was stolen on 6-26-09 and the phone number I used to call to tell them I was leaving the car there was written down wrong. The insurance company said that the inconsistencies where that I did not use my cell to make a phone call on the 6-24-09 or 6-25-09 I told them that i used my mothers cell phone in the oath recorded meeting they recorded my statement a week after i reported my car stolen and i failed to tell them i used my mothers cell phone but they didn't ask and I also told them I called when I placed the key under the plant but I was confused because I had called my cousin twice on 6-24-09. I never failed to make a payment on any of my bills and i have good credit score I'm in fact almost done with my car payment. They also brought to my attention that I tried to sell the car but i have proof that i've been trying to sell my car since 2008 and there was a buyer and i have his emails that offered to buy my car with a $1000.00 profit for me. please tell me what do think i should do about this situation?

I've just had a minor accident,there were no witnesses but a van just pulled out of a parking space on the side of the road and hit me as I was driving up the road,I was going real slow as I was looking for a space to park myself,in fact I was driving right in the middle of the road as there was a massive lorry parked before the van and he took up so much of the road,you had no choice but to drive over the middle white line (just to point out there were no cars in the other lane).My car is fine but his van has smashed,mirror,lights,dents etc...He went mad saying it's his brand new works van and his boss will go mad and make him pay for the damage and he was stationary but I know he wasn't and there are no witnesses,the only vehicle around was the lorry and the driver was in the shop.How do I stand with this as I've never had anything like this happen before,also I did agree to swap insurance details and gave him mine first as soon as he had mine,he jumped in his van and sped off,luckily the company he works for was written on the van,as it's evening now I can't get hold of anyone but will telephone tomorrow morning to get his/their insurance details.

He-yo.... I'm guessing any young newly qualified driver out there would of already found out is the shear cost of getting yer car insured. I know as I'm 18, male which supposedly makes me high risk so the cheapest insurance I got was 3820 and that's only for third party, and the car is only a 1.2 litre Renault Clio. My instructor mentioned that he heard a scheme that's being done for young new drivers, companies called: Young Banana & Young Marmalade The idea is that these companies have merged together with insurance companies to fill a gap in the market which is us young drivers. The scheme is that you buy a new car or a nearly new car with these guys and the car will come with affordable insurance. I had a look at it and decided to get a quote just out of interest with a new car. So I selected the nearly new car category and went with the new shaped Renault Clio. You can select to buy the car straight away or get it financed over a period of months with 60 being the longest, I got 150 monthly payment as the average which is just payment for the car. The first years insurance came as 1635, (got all excited and jumping, over - reacting) provided that your parents have a good record they are added to the policy for free. I was thinking that it was too good to be true, new car, affordable insurance. But then could be too good of a deal to go without some hidden catches. I dunno what makes me suspicious about these sites but the more I investigate into it the more I feel that this could become quite expensive. Maternity related services considered inpatient for insurance?

Most individual plans (87%) do not offer maternity coverage. I was fortunate enough to still be covered under an old employer by paying COBRA, and a majority of my expenses were covered. I had twins and had to have a C-Section. So now that I know I'm most likely to have a C-Section again, and who knows, another set of twins! (complete surprise) and am still of child bearing age. I am now under an individual plan, that does not offer maternity coverage. I was reading under the 'Inpatient' services and it listed this: Unlimited coverage is provided for medically necessary physician and surgeon services, semi-private rooms, operating rooms and related facilities, intensive and coronary care units, laboratory, x-rays, radiology services and procedures, medications and biologicals, anesthesia, special duty nursing as prescribed, short-term rehabilitation services, nursing care, meals and special diets So anyone who has experience or knowledge, would something like a C-Section be covered under inpatient? What does maternity coverage only cover normally. That $60*** bill scares me! Also, I keep reading about a new health care bill effective 2014 where individual plans must include maternity as an essential benefit. Anyone have any more details about that? State specific etc?

Minor car accident (not at fault) - should I go to my insurance or small claims court?

I was wondering if anyone could give me some advice. Last week I was involved in a minor car accident. I was at a stop light and the car behind me decided they could not wait and they tried to get by my car to make a left turn. They did not have enough room and scraped against my car with theirs. No one was hurt and no police were called. We pulled over and I got their name, phone number and address. They did not give me their insurance information and said they'd like to settle outside insurance because there are only scratches. I know it was stupid but I said okay. Also I do not have the license plate number of the car. I thought I wrote it down but I did not (I understand this is a big mistake on my behalf). We made contact over phone throughout the week and discussed repairs but suddenly they stopped answering my calls. I believe they are avoiding me. Now I am at a loss of what to do. Should I take this issue up with my insurance (at the risk of raising my premiums) or should I take this to small claims court? In either case I do not have the car's license plate so if it isn't their car will that be insufficient evidence to prove they are at fault (my word against theirs)? I was legally parked out on the street and this person decided to park right behind me. But that persons poor maneuvers failed and crashed into my car, my car lurched forward.
